Do I work with Oliver directly or with his team?
Both. Oliver runs the strategy and the conversation; a nine-person team — operations, production, a loan partner, marketing and a bilingual Spanish-language production partner — runs the file. You get his number and theirs.
Where is Oliver licensed?
Minnesota, Wisconsin, Iowa, North Dakota, Illinois, Arizona, California & Florida. Most of the team’s clients are in the Twin Cities and greater Minnesota, but the same team handles a Florida second home or an Arizona move.
Does a #1 loan officer have time for a smaller loan?
Yes. Every loan gets the same team, the same turn times and the same phone number. The record exists because people came back and referred their friends, which only happens when the smaller loan gets the same care.
Do you offer service in Spanish?

Money
How much do I need for a down payment?
Less than most people think. Qualified buyers can put as little as 3% down on a conventional loan, 3.5% on FHA, and 0% on VA or USDA if eligible. Minnesota Housing down payment assistance can also help eligible buyers with down payment and closing costs.
What credit score do I need?
There is no single number. Programs differ — conventional pricing generally improves above the low 600s, and FHA allows lower scores with a small down payment. The right first step is a conversation, not a guess.
Does a #1 ranking get me a better rate?
No. Rates come from the market, your credit, the program and the property — not from a title. What the ranking gets you is a fast, straight answer from a team that has seen your scenario before.
Will you tell me if a refinance doesn’t make sense?
Yes, and it happens regularly. Oliver runs the break-even — new rate, term, costs, how long you plan to stay — and if the honest answer is “keep what you have,” that is the answer you get.
Is there any cost to talk?
No. The conversation, the pre-approval and the payment estimates are free. Costs only exist once you have an actual loan, and every one of them is disclosed in writing before you commit.
Timing
How long does a pre-approval take?
Usually 24 to 48 hours once your documents are in — sometimes same day. A pre-approval reviewed by an underwriter is what makes your offer credible to a seller.
How long does the whole process take?
Typically three to four weeks from accepted offer to closing, depending on appraisal scheduling and how quickly documents arrive. Purchase contracts set the actual closing date; the team builds the file to beat it.
Should I get pre-approved before I find a house?
Yes. It tells you what you can actually afford, shows sellers you are serious, and lets Oliver run real payment numbers on every house you consider instead of guesses.
Does a pre-approval hurt my credit?
A mortgage credit pull is a single inquiry; multiple mortgage inquiries within a short shopping window are treated as one by the scoring models. The effect is small and temporary.
